APARTMENT REGULATIONS

  1. Do not flush female toiletries, condoms, or flushable wipes down the toilet. Toilet paper only. This will back up plumbing and will be at your cost if found to clog in your
    apartment plumbing.
  2.  No smoking (of any kind) is allowed in the house.. Tenants smoking are subject to loss of security deposit.
  3.  Do not use command strips or blue putty. Tacks, small nails, and pins are preferred.
  4.  If using rope lights, adhere with scotch tape to protect the wall paint. (Do not use the adhesive backing from lights, it will rip paint off walls.)
  5. Use the toilet shut off valve if a toilet is going to overflow. (located on the left hand side under the toilet)
  6.  Do not take batteries out of smoke detectors or carbon monoxide detectors. If a battery is not working or beeping please replace or just call. This is for your safety and illegal to remove from the house.
  7.  Cut down boxes to fit in the recycling bin. Any boxes left outside of the bin will not be picked up.
  8.  Use sink and shower hair catchers to prevent water backup and clogging.
  9.  Do NOT pour any cooking oil down the drain, this causes sewer backup.
  10.  Remove all food from plates prior to putting in the dishwasher.
  11.  Do NOT turn off the heat in the winter. If you are leaving on vacation, you can turn the heat down to 58 degrees, if needed.
  12.  No incense smoke sticks allowed. Leaves residue on walls.
  13.  If you have a dog or cat, all poop must be picked up immediately and litter box cleaned daily.
  14.  Keep all grills at least 10 feet away from the house.
  15.  For large item removal (furniture, beds, etc.) call Miller Disposal. Items must be on the curb for pick up. They take credit card for pick up.
  16.  If an outlet stops working, check your breaker box in the house.
  17.  No additional electric heaters allowed, these cause fires.
  18.  Doors of apartments must be locked during the absence of tenants. Lessor will not be responsible for articles missing from the apartment or any other part of the property.
  19.  Doors must be closed at all times. If left open, they may be damaged by the wind. Lessee will be responsible to pay for broken doors.
  20.  Please report any needed repairs promptly.
  21.  No satellite dishes or freeze units will be done with Lessor’s consent only.
  22.  Water beds are not allowed.
  23.  Damage occurring during the lease term will be settled within 24 hours of delivery of the bill to Lessee for the cost of the repair.
  24.  If plumbing becomes clogged due to grease, coffee grounds, tampons, condoms, sanitary napkins or any other item of this kind, the Lessee will be billed for the cost of repairs.
  25.  Service animals maybe allowed under federal law if such service animal meets the definition of a service animal which is limited under this lease to “dogs that are individually trained to do work or perform tasks for people with disabilities.” Emotional support animals or therapy pets are not by law service animals. Emotional support animals or therapy pets require the written consent of all co-tenants and acknowledge that, as joint occupants, they are willing to accept joint and several liability for damage that may arise on the premises from such animal. The written consent from the co-tenants also waives claims for health
    and allergy objections which might otherwise be made. Moreover, before an emotional support or therapy pet can be allowed on the premises, the subtenant must provide written verification from a local physician or therapist who attest that he/she has personally met with the subtenant and further state that the subtenant has a disability (without identifying the specific kind of disability) and that the animal is medically necessary to treat that disability. Consistent with Minnesota Law, if a tenant with a companion animal or therapy animal constitutes a threat to the health or safety of other occupants of the premises or causes a nuisance or noise disturbance to other renters it shall not be allowed to remain on the premises. Landlord reserves the right to limit the number, size, and species of animal for the safety of other renters (i.e. no pit bulls, mastiffs, etc.). All such animals must be spayed or neutered prior to being allowed on the premises. Tenant must promptly pickup/clean up after the pet’s waste and properly dispose of such items. Only one dog of an approved size will be allowed on the premises and only if the dog is certified to be house broken. Up to date veterinary records must be presented at the time of lease signing.
  26.  Lessor does not supply light bulbs, shower curtains, tables or floor lamps. We do require 3000k LED light bulbs.
  27.  No motorized vehicles or bikes are to be parked in any apartment, on any lawn, on any sidewalk or in front of garage doors.
  28.  Lessee shall not leave garbage or trash in hallways, stacked in the apartment or outside the front/back doors. Take them immediately to the designated area. Do not litter.
  29.  Glass broken or cracked in any manner other than weather related damage will be charged to Lessee. Screens torn or pushed out will also be charged to Lessee.
  30.  Lessee shall inform the Lessor at once of fire extinguisher use. The refill charge will be paid by Lessor only upon visual proof of a “house related need” of the extinguisher.
  31.  There will be a $25 charge for lost keys.
  32.  Minnesota Statutes prohibit the deposit from being used as last month’s rent.
  33.  Lessee agrees that there will be no parties, and that no kegs or barrels of beer will be allowed. Smoking is prohibited in the buildings.
  34.  No noise of any kind shall be heard outside the apartment.
  35.  There should be no signs or any other objects placed in the windows.
  36.  Windows and doors are not to be left open during the heating season.
  37.  Any past due rent, costs, or other charges owed by Lessee to Lessor will be charged the maximum interest allowed by law. Deposits may be withheld for failure to pay utilities.
  38.  Lessee agrees to assume all legal responsibilities for the acts and conduct of all visitors and to abide by all regulations and will not violate any laws while on the premises. Security of our tenants is extremely important. Lessee must notify landlord of any visitors staying more than 48 hours. Approval needs to be granted by landlord and if not complied with, tenant(s) may face immediate eviction.
  39.  Lessee will be required to pay for all breakage and damage done to furniture, shades,curtains or to the building in general. This includes damage resulting from cigarette burns, etc.
  40.  Lessee shall pay $25 to gain access to the building if they are locked out.
  41.  At time of move out, carpets will be professionally cleaned at Lessee’s expense by lessors approved cleaner.
  42.  A check out form will be provided to the Lessee two weeks before the end of the lease period. All items must be in compliance in order to receive your deposit back.
  43.  Live-in friends are in violation of this agreement without the express
    written permission of the Lessor.
  44.  Last month’s rent is to be paid in full. The rent will not be prorated.
